Positive: The room itself was fine with a heat pump, well-provisioned kitchen, comfortable bed and chairs and a TV.
Negative: The meet and greet was confused, perfunctory and abrupt. Despite me having a booking, they appeared to have no record of it. The woman at reception made disparaging remarks about being made to look foolish and even said "I'm not even on the payroll and am doing this " She also muttered that there had recently been double bookings. I am staying for two nights and today the housekeeper came to query if I had paid because they had no record of that either. Although I was about to jump in the shower and then go out, I spent the time going through my bank statement and emails to find proof of payment and payment confirmation. I had paid via credit card. Apparently, the owner lives in Auckland and they are supposed to operate a Dropbox system, emailing the specific code in advance. As I was not in their system, I would never have got that and, if the office had been unattended, I would have not been able to stay there. It's no good having reasonably priced good rooms if a customer feels uneasy that any future bookings can be relied upon. Also, my room and bed right by the driveway and street and there is no net curtain so zero privacy without the curtains being shut.
