The home sits on a quiet family street in Ashgrove; noise curfew 10 PM to respect neighbours. Violations will result in fines, early check-out and no refund.
All furniture, bedding, electronics, kitchenware and heat pump are brand new; only the fridge and microwave are existing appliances.
### 🧺 Meet Our Little Laundry Helper 😊
Due to the limited space available in the room, we provide an all-in-one washer-dryer rather than separate washing and drying machines. It’s a handy little helper that can take care of both jobs in one machine, with a few limitations that guests may like to know about:
**1. Washing & Drying Capacity**
The machine can wash up to **10 kg** of laundry, but the drying capacity is limited to **6 kg at a time**.
**2. Quick Wash & Dry**
There is also a **Wash & Dry** function, which is handy when you’re in a hurry. This function is limited to a maximum of **3 kg** of laundry. 🫣
**3. Drying Time**
As an all-in-one machine, it may take a little longer to dry clothes compared with a standalone dryer. We kindly ask guests to allow a little extra time when using the drying function. 😊
**4. Drying Performance**
Because the machine is designed to both wash and dry, the clothes may not come out quite as dry as they would from a standalone dryer. However, it will always do its very best to get your clothes as dry as possible. 💪😄

###🚿 Meet Our Little Hot Water Helper 😊
Our home is equipped with a 180L hot water cylinder, which provides plenty of hot water for normal household use. ❤️
If you love a long, extra-warm shower (especially on those chilly days 🥶🥰), we totally understand! If several guests are showering, we simply recommend leaving a little time between longer showers.
Like all hot water cylinders, once a large amount of hot water has been used, our little helper needs some time to heat up again. Giving it a short break helps make sure the next person can enjoy a lovely warm shower too. 🚿😊

###🏡 A Little Note About Our New Home
This is a newly built home, completed in May 2026. As with many new homes, you may occasionally notice a faint “new home” or fresh-paint smell, particularly as the window restrictors limit how widely some windows can be opened.
The home has been painted using Resene paints, a well-established New Zealand brand, and we ventilate the property whenever possible. The scent is mild and continues to fade over time, but everyone’s sensitivity to smells is different. If you are particularly sensitive to new-home or fresh-paint scents, please keep this in mind when booking.
