The Space:
The estate sits across four private hectares, designed for relaxed living and effortless entertaining. Inside, open-plan spaces connect seamlessly with the outdoors, a chef’s kitchen, large dining table, and two lounges framed by glass walls that open to the pool terrace.
The living area leads to a fully enclosed swimming pool and outdoor dining space complete with BBQ and fireplace, perfect for long afternoons that stretch into the evening. Art and natural textures give the house warmth, while high ceilings and generous windows bring in the light and vineyard views.
The main house sleeps six guests across three bedrooms and two bathrooms. The master suite occupies the upper level with a queen bed and ensuite. On the ground floor, two more bedrooms, one with a queen, the other with two singles, open out to the pool terrace, sharing a private wing that feels calm and secluded.
A short stroll away, a self-contained guest cottage offers an additional queen bedroom, its own living area and kitchenette, an ideal space for couples or friends who want extra privacy.

Guest Access:
Guests have full, private use of the estate, including the main house, guest cottage, gardens, and swimming pool. The property is fully self-contained and designed for relaxed arrivals, everything you need is here from the moment you step through the gate.
Check-in is from 2:00 pm, and check-out is by 10:30 am. Early check-in or late check-out may be available for an additional fee; we’ll confirm closer to your stay. Please note that if there’s a same-day guest changeover, these can’t be offered.

Set among the vines and rolling hills, Jasa’s Vineyard Estate feels private and peaceful yet close to some of the island’s best food, wine, and experiences. Within a short drive, you’ll find relaxed cafés, long-lunch vineyards, and scenic adventures that capture the island’s easy rhythm.
Start your morning at Arcadia Waiheke in Palm Beach, a local favourite for coffee and modern brunches on its sunny deck, or try Bisou Café in Surfdale for French pastries and a slower, more European pace.
For lunch, Batch Winery offers one of the island’s most spectacular views, with a menu built around fresh local ingredients and their award-winning wines. Or take the drive down to Poderi Crisci, where long Tuscan-style lunches unfold among olive trees and vineyard rows.
If you’re heading out for dinner, Ki Mīha on Onetangi Beach is a favourite for its elegant New Zealand dishes and soft ocean views, perfect for an evening that lingers.
For something different, spend a few hours at EcoZip Adventures, soaring over the bush on a flying fox with views across the gulf, or play a relaxed round at the Waiheke Golf Club, a scenic nine-hole course with glimpses of the sea between the trees.
Getting Around:
Most of Waiheke’s best spots, Palm Beach, Oneroa Village, and the main vineyards, are all within a ten-minute drive. The Matiatia ferry terminal is close by, connecting you to and from Auckland in just 35 minutes.
If you’d rather leave the car behind, local buses run regularly between the ferry, Oneroa, Onetangi, and the island’s major vineyard routes. The nearest stop is a short walk from the bottom of the road, so it’s simple to hop on with other holiday-makers heading to tastings and long lunches.
Many of the most popular wineries, including Batch Winery, Stonyridge, Casita Miro, and The Heke Kitchen & Brewery, have bus stops right outside, so you can spend the day hopping on and off between vineyards without needing to drive. It’s an easy, social way to explore, with sea views and open country rolling by.
Taxis and private drivers are also available across the island, though they can be expensive, especially in the evenings or on weekends. For something slower, hire an e-bike or scooter in Oneroa and explore at your own pace.
However you choose to get around, everything on Waiheke is close, beaches, vineyards, and home again to your quiet estate under the stars.

Like most Waiheke homes, the property runs on rainwater, so we ask guests to use it thoughtfully during their stay.
Pets are considered on request and must be approved in writing prior to arrival.

Our Stay Waiheke team is available seven days a week from 8:30 am to 5:00 pm, with after-hours support for anything urgent. Once you’ve checked in, the estate is yours to enjoy, private, peaceful, and fully set up for a relaxed stay.
