Welcome to our cozy home - skyline Mountain View lodge which is located in the Ngongotaha hillside of Rotorua, an English Tudor-style building with endless mountain views and the city of Rotorua at your fingertips, we have four lovely alpacas and 10 sheep, and a laid-back life in the rolling meadows with typical New Zealand landscapes.

Summary: Ask questions about the amenities and condition of the property! The good--the location is peaceful and beautiful. The host communication was generally good and helpful. That said, we booked this place despite its cost and distance from town centre for three reasons: lots of bedrooms for our party of 9, alpacas, and the pool room. There are loads of bedrooms and bathrooms but not enough hot water for 9 people much less the up to 16 they allow. And there are no alpacas and the pool room is undergoing maintenance. Both are still being advertised as of the writing of this review. In addition there was a major ant infestation even before we prepared any food (so not due to any messiness on our part) and daddy long leg spiders all throughout the house. The house needs a good professional cleaning and many repairs. I have requested a partial refund because of the missing amenities that we chose the house for and was told the host would discuss it with the owner. I have heard nothing since then. Overall very disappointing.
